How well do you know your buildings?

Twelve questions on drawings, register, energy, operations, systems and responsibility give your maturity on a scale from 1 to 5 — theme by theme. The check also shows where you should begin, and what phase 1 costs for your portfolio.

The themes

Six themes — and what phase 1 does about them

Each theme is assessed on two questions. The weakest is marked — that is where the portfolio loses most when the data has to be used.

The treatment classes

Not every building needs a model

Phase 1 gives each building a treatment class according to what it will be used for — and sets a price per class, which the pilot in phase 2 tests on reference buildings. All buildings are recorded; only a sample is reviewed in depth.

A

Full model

Detailed building model from a survey, with building elements and properties. For the buildings where major renovation or operational tasks lie ahead.

B

Light model

Model with rooms, areas and the most important building elements — enough to plan, allocate and prioritise.

C

Data package without 3D

Drawings digitised, areas reconciled and properties recorded — without a model.

D

Register only

Master data, area and energy label in the portfolio register. Every building gets at least that.

Phase 0 costs DKK 12,500 and is deducted from phase 1. By comparison, phase 1 of Digital Building Strategy costs DKK 49,000 for 1–3 buildings, DKK 89,000 for 4–10 and DKK 149,000 for 11–25, with a phase 0 of DKK 9,500 that is also deducted.

How this is calculated

The maturity. Twelve questions, two per theme. The answers give 1, 2.33, 3.67 or 5 points, and the theme is the average of its two questions. The overall maturity is weighted: drawings and models 25 % · register and areas 20 % · energy 15 % · operations and maintenance 15 % · systems and data 15 % · organisation and responsibility 10 %. Level 1 is below 1.5 · level 2 below 2.5 · level 3 below 3.5 · level 4 below 4.5 · level 5 above that.

The check is a simplified extract of the maturity assessment that phase 1 carries out — there each building is assessed on the material, not on an estimate.

The way in. If you want the whole portfolio in from the start, Digital Property Portfolio is the way in. If you want to begin with a selection of at most 25 buildings — or only have one — Digital Building Strategy is the way in. The rest can follow as a portfolio once the price per building has been measured.

Payment. Phase 0 is paid on signing and deducted from phase 1. Phase 1 is paid in advance with a 3 % discount on the amount after deduction. Above DKK 179,000 phase 1 is split into 50 % in advance and 50 % at milestone M1, without discount. Net 14 days. All amounts excl. VAT.

Why now — and why not CSRD
  • Green financing. Green mortgage loans typically require energy label A or B — or a renovation documented to save at least 30 % of the primary energy demand. The lenders do not publish a fixed interest spread, so do not count on a specific figure.
  • The energy label alone misses the mark. DI Ejendom and Legacy have matched energy labels with metered consumption for 94,724 commercial buildings: only 10.8 % of the buildings with the highest metered consumption had an E, F or G label. Prioritising by the label alone therefore often goes wrong.
  • Minimum requirements for non-residential buildings. The EU buildings directive ((EU) 2024/1275, art. 9) requires the worst-performing 16 % of non-residential buildings to be renovated by 2030 and the worst 26 % by 2033. The thresholds are set nationally. For residential buildings the target is an average for the whole building stock — not a requirement for the individual building.
  • An energy label is valid for at most ten years. An expired label helps neither with the lender nor when letting or selling.
  • The BBR register is the owner's responsibility. The owner is obliged to report errors and changes. There are no Danish statistics on how much BBR areas deviate from surveyed areas — which is why phase 1 measures on your own buildings.
  • CSRD is rarely the reason. After the Omnibus directive ((EU) 2026/470) sustainability reporting only applies to companies with more than 1,000 employees and more than EUR 450m in net turnover. The pressure on private property owners comes from the lender and the large tenants.
