Seven calculators that run in your browser. No sign-in, no email — and the figures never leave your screen. They are the same methods we calculate by in a building project. The difference is that the calculator gives you an indicative answer in a minute, while the building project requires a documented one.

Six calculators that run in your browser. No sign-in, no email — and the figures never leave the screen. They follow the same rules a case is assessed by. The difference is that the calculator gives an indicative answer in a minute, while a case needs a documented one.

Your project
Your case

The questions every client asks first.

The three questions that have to be settled before a case can start.

Requirements check · BR18 and the Danish Building Act

What does your building project require?

Permits, notifications, structural and fire class, the documentation the municipality wants to see — and when the advisory work must start at the latest if you want to build by a certain date. Answer what you know; the calculator shows you how to find out the rest.

You enter

What is to happen, area and storeys, whether the load-bearing structure changes, what is being demolished, when the house was built, the conditions of the site — and the date you would like to build towards.

You get

The list of permits and notifications, the classes, the documentation that has to go into the application, and a backwards programme with the latest start.

What it is not

The requirements check is a screening based on what you enter. The municipality decides the case on the full material — and the classes are finally set in phase 0.

Project cost · all figures incl. VAT

What will your project cost?

The construction, the contingency, the fees, the specialists and everything that comes on top — added up into one figure. Calculated on the same price model our proposals are built on, so the figure does not change when the proposal arrives.

You enter

What is to be built, the area, the construction sum or the price per m², and the questions that set the complexity class K1–K5.

You get

The construction sum, contingency, fee with the phase split, owner-supplied services and fees — and the total you have to be able to finance.

What it is not

The estimate is built on your figures and our price model. It does not replace a proposal, and the construction sum has to be confirmed by a contractor.

Project check · for projects that stalled

Is your project still valid?

Two dates decide it: when the project was drawn, and when the application is filed. Choose them and see which rules have arrived in the meantime, what they mean for your material, and what it takes to move on.

You enter

Project type and area, whether the load-bearing structure changes, how far the project got, the date on the latest drawings and the dates of the application and the permit.

You get

The rules that arrived between the two dates, what they hit in your material, whether the permit is about to lapse — and what carrying on would require.

What it is not

The check assesses the dates, not the drawings. If someone needs to go through the project itself, that is Project review.

Portfolio check · owners of 2–100+ buildings

How well do you know your buildings?

Twelve questions on drawings, register, energy, operations, systems and responsibility give your maturity on a scale from 1 to 5 — theme by theme. The check also shows where you should begin, and what phase 1 costs for your portfolio.

You enter

The number of buildings, what they are mostly used for, the total floor area, where you want to begin — and two questions on each of the six themes.

You get

The maturity per theme and overall, the weakest theme, the recommended way in — Digital Property Portfolio or Digital Building Strategy — the treatment classes and the price of phases 0 and 1.

What it is not

The check is a simplified extract of the maturity assessment that phase 1 carries out. There each building is assessed on the material — not on an estimate.

Procurement & BIM check · thresholds 2026–27 · executive orders 118 and 119

Which rules does your building case trigger?

The construction sum decides how the works must be tendered, which BIM requirements apply, and whether the consultant can be bought without a tender. The use decides climate requirements and classes. Answer the questions and see the whole list — with the BIM requirements section by section, and when in the project they must be set.

You enter

Who is building, what is to happen, what the building will be used for, the estimated construction sum, how far the project has come — and whether the state pays at least half, whether the National Building Fund supports it, and whether a design competition is held.

You get

The tender form for the works, the purchasing route for the consultant, the nine BIM requirements in a matrix — which apply, which agreement they must be in, and which should already have been agreed — plus the climate limit value and the structural and fire class.

What it is not

Indicative, not legal advice. The threshold values apply for 2026–27 and are adjusted every two years; the BIM executive orders date from 2013 and remain in force.

Project calendar · budget year and programme

When does the case have to go on the agenda?

Work backwards from the day the building has to be in use. Then you can see when the consultant has to be bought, when the case has to go into the budget — and how much money has to be available each year.

You enter

Who is building, when the building has to be in use, the estimated contract sum, the construction period and whether the case requires a new local plan.

You get

A backwards programme with phases, tender and authority processing, the dates that have to reach the committee — and the annual funding required.

What it is not

The standard durations are experience figures. The local planning process and the authority processing are controlled by others than you and us.

Building stock check · BEK no. 1193/2025

How many m² must you designate?

Since 11 October 2025 public bodies must each year designate buildings equal to 3 % of the building stock below energy label B — and renovate them to NZEB by 2040 at the latest. Enter what your register says, and see what the requirement means.

You enter

Type of ownership, number of buildings in the portfolio, owned buildings above 250 m² with their area, and how many already held at least energy label B on 1 January 2024.

You get

The building stock, the annual designation requirement in m², what is missing on the way to 2040 — and what that means for the budget and the order of work.

What it is not

The calculation is your own estimate. The Danish Energy Agency makes the official count of the building stock, and its figures are the ones that apply.

The fabric

The three technical calculators.

Insulation, energy frame and carbon — calculated by the same methods a municipality assesses a case by. They apply to both the private and the public track.

U-value · DS 418 and EN ISO 6946

Is your building element insulated well enough?

Choose external wall, roof or ground slab. Choose build-up and insulation. The calculator shows the U-value, draws the construction in section and holds it up against the requirement in annex 2 of the building regulations — for new build, conversion and extension.

You enter

Building element, build-up, insulation type and thickness, and what the requirement should be held up against.

You get

The U-value in W/m²K, layer by layer with λ-values, a section through the construction, and a report you can save.

If the figure is going into a permit application

If the calculation is to form part of a permit application, the construction must be documented together with the energy frame and the linear thermal bridges.

Energy frame · BR18 § 259

Does the house meet the energy frame?

Twelve questions about the house — area, storeys, shape, envelope, windows, ventilation and heat source. The calculator computes the energy demand and shows whether the house meets the frame — and which measures move the needle most.

If the calculation is going into a permit application, the element has to be documented together with the energy frame and the linear thermal bridges.

Climate · BR18 § 298

Does the building meet the carbon limit — also in 2027?

Twelve questions about the house — area, storeys, form, envelope, windows, ventilation and heat source. The calculator works out the energy demand and shows whether the house meets the frame — and which measures move it most.

You enter

Heated area, storeys, the form of the house, insulation level, windows and orientation, ventilation and heat supply. The U-values can be taken from the U-value calculator.

You get

Energy demand in kWh/m²/year against the frame, the margin, transmission loss against the requirement — and a list of what moves most if the house does not hold.

If the figure is going into a permit application

The calculation is indicative and built on standard assumptions. A building permit requires a full energy frame calculation on the basis the municipality recognises.

Common to all calculators

The calculations are indicative and do not replace the documented calculation a permit application requires. Nothing is sent, nothing is stored, and there are no cookies. SYNEGRO accepts no liability for decisions made solely on the basis of them.

Demo · Master Strategy Dashboard

This is what step 1A looks like when the survey is data.

The Master Strategy Dashboard is the workspace you and SYNEGRO meet in during phase 1 of Digital Transformation — survey and review, step 1A. The demo shows eight example cases, one for each of the four packages and each track: an overview of the units, requirements and deadlines, findings per building and the directions to be chosen at milestone M1.

The demo shows eight example cases, one for each of the four packages and each track: an overview of the units, requirements and deadlines, findings per building and the directions to be chosen at milestone M1.

The dashboard is built for a large screen. On a phone you get the overview, but not the workspace. All cases in the demo are fictitious.

Tab · Overview and unit

Where do the buildings stand?

Each unit with what has been recorded about it — coverage, maturity and a building model you can turn around — held up against what an owner should know.

Tab · Requirements and deadlines

Which requirements land when?

The requirement line from today towards 2030 and 2033, section by section, with the occasions — refinancing, sale, renovation, tender — where the requirements turn into money.

Tab · Findings and direction

What has to be decided?

The findings from the review and the directions milestone M1 requires, with consequences for price and programme. This is where the strategy becomes a decision and not a report.

From calculator to permit application

A calculator gives an answer. A permit application needs a documented one.

The calculators work to the same rules the municipality assesses a case by. But a case needs more than a correct figure: it needs the assumptions documented, the calculation to hold together with the drawings, and someone to stand behind it.

That is what the project journey delivers. The U-values become documented building elements in phase 2, the energy frame and the carbon calculation are finished in phase 3, and in phase 4 they are filed together with the rest of the building permit design. If you already have a project from another consultant, we can review it against the rules that apply today.
