What has arrived
It is not that the rules have got stricter in general. It is specific dates, and each of them affects a particular document in the building case.
How this is calculated
Two dates. A building case is processed under the building regulations in force on the day of application. A valid building permit can be used according to its content — the project has not become unlawful because the rules have been tightened. But the permit lapses if the work has not begun within one year of its date. Then a new application must be made, under the rules on that day.
The rules are the ones that have changed a detached house's building case since the Danish Building Regulations 2018 (BR18): the carbon calculation from 2023, the structural documentation in consequence class 1 from April 2024, the waste rules from July 2024 and the limit value of the climate requirement from July 2025 — plus the two announced tightenings. Each rule only counts where it affects your project type.
The recommendation follows the rules: if the climate requirement applies, climate and energy have to be calculated through (G3). If other rules apply, it is a project review with a register of findings (G2). If nothing has arrived, a screening is enough (G1). If the project is only a concept briefing, there is too little to review.
The work that follows is the remaining phases' share of the full fee plus an entry supplement: from the outline proposal 77 % + 10 %, from the design proposal 65 % + 15 %, from the building permit design 49 % + 20 %. From the building permit the price is set after the review. The review is deducted in full.
What the project check is not
It is not a review. The project check looks at the dates and the project type — not at the drawings. Whether the project actually holds, whether the local plan is new, and what it costs to put right is what the review finds out.
