What does your building project require?

Permits, notifications, classes and documentation — and when the advisory work must start at the latest if you want to build on a particular date. Answer what you know. The rest we show you how to find out.

The programme

From agreement to construction start

The seven phases of the project journey with the permits that run alongside. Week 0 is the day the consultant agreement is signed.

The checklist

What, who, when — and why

How the programme is calculated

The phases follow the project journey: phase 0 at 2 weeks, phase 1 at 6, phase 2 at 4, phase 3 at 5, phase 4 at 7, phases 5 and 6 at 5 weeks each — 34 weeks from agreement to chosen tradesperson. Phase 4 assumes that the municipality keeps the service target of 40 days from a fully documented application; every day beyond that extends the phase. The gate after phase 4 requires that the building permit and the necessary ancillary permits are secured.

  • Rural zone permit is applied for once the outline proposal has been approved. We reckon on 12 weeks' processing incl. 14 days' neighbour consultation and then a 4-week appeal period before the permit may be used. Faxe Municipality states 3–4 months from a fully documented case.
  • Dispensation from the local plan is applied for at the same point in the process: at least 2 weeks' neighbour consultation and about 4 weeks' processing.
  • Infiltration permit is applied for in phase 4: 6 weeks. Vejle Municipality states 4–6 weeks, a few cases up to 10.
  • The tradesperson's start-up after contract: 4 weeks. The waste notification must be filed no later than 2 weeks before work starts.
  • Protection lines and listing are not given a time. They are settled with the authority in phase 1, and processing can take months.
What the preliminary check does not check

The specific provisions of the local plan, easements on the site, soil contamination, groundwater, road access and archaeology. That is what phase 1 finds out — in the survey of the site and the existing building, before a line is drawn.

The preliminary check is indicative. The municipality decides the building case, and the permits are granted by the authorities named at each point.
