Three project journeys. One way of working.

Three project journeys — with the tender, the executive order and the budget year built into the process.

Whether you build a house, have an old project reviewed or turn buildings into data, we work the same way: the deliverables have names before we start, every phase ends with a report you approve, and there is a gate between each phase where you decide whether we continue. Here are the three journeys — phase by phase, with every document described before you sign.

Whether the project is a day nursery, the BIM requirements for a tender or a portfolio to be designated and prioritised, we work the same way: the deliverables have names before we start, every step ends with a report the authority approves in writing, and the milestones sit where the decision cannot be undone. Here are the three journeys — step by step, with every document described.

SYNEGRO's approach

Four rules that apply in all three journeys.

They are not a quality policy. They are what you can hold us to — and what you can take to any other consultant and ask: "Do I get this from you?"

Rule 01

Named deliverables

Every document you get has a number, a name and a purpose before we start. Not "advice" — a list you can see before you sign.

Rule 02

A gate between each phase

Every phase ends with a report and a written approval. Without it no next phase — and no invoice for it. You commit to the next phase, not to the whole process.

Rule 03

One direction, chosen while it can still be reached

Milestone M1 sits early in all three journeys: that is where the ambition level is chosen — sustainability, digitalisation, the route onwards — while the choice is still cheap.

Rule 04

The documents check each other

Every figure in your material is checked against every other — automatically, every time a document set is built. Findings are kept apart from assessments, so you can see what has been demonstrated and what we think.

Project journey 01 · Advisory & Design

Seven phases. Eight reports. A gate between each.

Seven phases, nine steps, two milestones — and the tender built into the process.

From first idea to chosen contractor in 34 weeks. Every phase ends in a report you approve — phase 1 in two: the concept and the design brief — and behind every report sit the documents that belong to it. Click a phase on the line to jump to it.

From agreement to recommendation in about 52 weeks. The public process follows the same seven phases as the private one, but phase 1 and phase 5 are split into two steps with a milestone each: the direction at M1 and the contract notice at M2, which cannot be undone. Click a step on the line to jump to it.

What the journey builds

Four kinds of building — and the same process behind them all.

Homes in structural class 1: detached houses of up to two storeys with at most one basement, and what belongs to them. Whether it is a whole new house or a 30 m² extension, the phases are the same — they are just shorter, and some of the documents fall away. The price follows the construction sum, so a small project costs like a small project. Multi-storey and structural class 2 belong in the business track.

01 · New house

A detached house on your own plot. The whole process from concept to chosen contractor, with energy frame, carbon calculation and building permit along the way.

02 · Extension

A new wing, a conservatory, a first floor or an integrated carport. The planning basis and the structure often decide what is possible.

03 · Conversion and renovation

An opened load-bearing wall, a new roof, added insulation or a thorough renovation. Year of construction and materials decide what must be examined first.

04 · Holiday home

New build, extension or year-round status in a holiday home area. The Planning Act, coastal protection and the local plan matter more here than anywhere else.

Level D · the regulations

Included. The carbon limit, the energy frame and the other requirements of the Danish building regulations — documented as the municipality requires.

Level C · low emission

DKK 23,000DKK 75,500 The building aims for the low emission class — the voluntary, stricter carbon limit — with a reduction track and documentation.

Level B · sustainability class

DKK 47,000DKK 154,500 The voluntary Danish sustainability class requirements for carbon, indoor climate, resources and life-cycle cost are documented.

Project journey 02 · Project review

Four steps. Three routes onwards. And an answer before you pay to keep drawing.

A project that stalled was drawn to rules that have changed since. The review holds it up against the rules that apply today — in twelve named activities at one of three levels — and ends in a report with findings, consequences and three routes onwards. The first two steps are free. If you continue with us, the whole review is deducted.

  1. 1EnquiryYou send what you have: drawings, permit, the agreement with the previous consultant. We confirm receipt and say whether anything essential is missing.Free
  2. 2ProposalWe look through the material and recommend G1, G2 or G3 with a fixed price, delivery time and the scope word for word. You choose the level.Free
  3. 3ReviewLegal basis, planning basis, rule comparison, carbon, energy, structure — and at the larger levels fire, completeness and a findings register.10–20 working days
  4. 4ReportThe findings are gone through with you at a meeting. The report is the limit of liability — and it says explicitly what has not been reviewed.PG_07
  • Carried onThe material holds. We enter project journey 01 at the phase it reaches — with an entry supplement stated in advance, and the review deducted in full.
  • Carried on with changesThe findings are corrected and what is missing is made — priced in the proposal for the way forward, finding by finding.
  • RestartedThe basis does not hold. Then it says so in the report — and that is what you paid to find out, before you paid for a permit design on top of it.
G1 · Screening

DKK 11,875 incl. VAT · 12 hours · 10 working days. Can the project be applied for or built under the rules that apply today — and what has changed since it was drawn? One combined note.

G2 · Project review

DKK 26,875 incl. VAT · 27 hours · 15 working days. G1 plus fire, completeness, a findings register and three routes with prices.

G3 · With recalculation

DKK 39,375 incl. VAT · 40 hours · 20 working days. G2, where carbon and energy frame are calculated instead of estimated — and the calculations are reused in the way forward.

Project journey 02 · BIM management

The requirements are written before the consultants sign — and follow the project to handover.

The nine requirements of the BIM regulation apply to state projects from DKK 5m and to municipal, regional and social housing projects from DKK 20m — and a requirement only applies once it is in an agreement. That is why BIM management follows the building project's own steps: the specification first, then the agreements, then management through design and construction, and the check at handover.

Agreement
01 · Before contract

BIM specification and process manual. The information need first, then the level, then the tool — written to formats, not products, so the requirements can be checked.

02 · Through design

BIM management. Model checking, clash detection and information levels phase by phase — so the models can be used by those who will operate the building, not only by those who drew it.

03 · At handover

Handover check. Models, documentation and operational data checked against the specification before they are approved — in IFC, in the project's structure, ready for operations.

Project journey 03 · Digital Transformation

Five steps in a ring. One direction. And only then money on models.

Four packages — some buildings, a portfolio, one building project or one area — and the same process behind them all: an agreement that delimits, a survey that measures, one direction, a strategy, and only in phase 2 the first model. Click a step, or let the ring run.

Agreement

What happens
  • Needs clarification in one meeting: what the data is for, and for whom — operations, financing, tender, authorities, sale
  • The unit is listed: buildings with BFE and building numbers, the parties on a building project, the owners in an area

The running documents

The running documents follow the project through all phases — in all three journeys.

They do not belong to one phase. They are what makes the phase reports say the same thing as each other — and what means nobody has to remember what was decided in March.

The carbon track

One spreadsheet that follows the building's emissions from the screening in phase 2 to the documented calculation in phase 4. Every change is logged with its effect — so the difference between the first and the last figure can be explained line by line.

Review notes at every phase change

Before a phase is approved, it is reviewed against the previous one and against the rules. The note says what was found and what was corrected — before you see the material.

The logs

Decision log, risk log with a heat map, variation and addition log, and minutes within two working days. The check "carried out without written acceptance" must always read zero.

Project economy and programme

Two living spreadsheets that are never rebuilt — the tabs are filled in phase by phase. The budget states for itself whether the contingency holds; the programme reconciles its own weeks.

The checks behind

We measure every page of the documents before you see them.

The method is built so the documents check each other. This is not a quality policy. It is a set of checks that run every time a document set is built.

Figure against figure

Every figure in your material is checked against every other — the fee in the proposal against the payment plan, the area in the design brief against the drawing, the carbon figure in the report against the spreadsheet. Automatically, every time.

Errors we insert ourselves

The checks are tested by inserting errors on purpose and seeing whether they are caught. A check that has never failed proves nothing.

The calculators

The U-value calculator has been checked against eight reference cases without deviation; the energy frame calculator against the agency's reference sheets. We calculate by the same methods in the building project — and use the same calculators in the review and in the dashboard.

What you get to see — and what you do not

The names are yours. The content is ours.

Everything on this page you are welcome to take to a meeting with another consultant and ask: "Do I get this from you?" That is the whole point of showing the list.

What you do not get to see is how the documents are built — the templates, the spreadsheets, the checks and the standard hours the price is set on. That is our method, and it is what you are paying for. If the price is challenged, we put the hours on the table, document by document, and you can point at the ones you do not want. Then we recalculate. But we do not start there.

If you have a project from another consultant, we can review it against the rules that apply today — and tell you which of the deliverables above it already covers.
