From-prices for all five services. Stated here, before we meet.
Fees with a phase split for all services — for the budget, before the market survey.
Almost no consultant puts a price on their site. We do — for every service. Click the service you are interested in and see the prices, what they cover, and the calculator that gives you your own figure. All prices for private clients are incl. VAT; Digital Transformation and BIM management are sold to companies and associations and stated excl. VAT.
All amounts excl. VAT, split across phases so they can be entered into the budget year as a capital appropriation with instalments. No advance payment, payment in arrears net 30 days, e-invoice to EAN. Click the service and see the fee, the purchasing route and the calculator that belongs to it.
Five complexity classes. One of them is your house.
The fee for the full service — phase 0 to 6, from the first agreement to the chosen contractor — is a fixed percentage of the total construction sum. The class sets the percentage: from 4 % for the simple to 7.5 % for the complex. The examples show a typical house in each class.
Extension or conversion without touching the load-bearing structure. One storey, standard solutions, a local plan with no special requirements.
A single-storey new build on flat ground with simple geometry and no basement — or a larger extension that follows the logic of the house.
A two-storey detached house on an ordinary plot. Carbon requirement, energy frame and one side permit — the typical new build.
A sloping site or a basement, composite geometry, a local plan with special requirements — or a conversion where the load-bearing structure changes.
Several side permits or dispensations, special structures, listed status or protection lines — or new build and conversion at the same time.
The class sets the percentage — the construction sum sets the amount. The class measures how much the house demands of us per krone spent on building it: how many rules hit it, how many permits have to be applied for, how composite the structure is, and how much has to be recorded before anything can be drawn. It does not the quality of the materials or your taste. An expensive single-storey house on a flat plot is K2. A modest house on a sloping plot in a conservation area is K4.
The class is set in phase 0 and stated in the proposal. If it turns out in phase 1 that the plot was hiding something — a protection line, a soil problem — we say so at the gate, with a new class and a new price, before we continue. Never afterwards.
Which class is your house?
Six questions. The answer is indicative — the class is set in phase 0.
How far do you want us with you — and what does that cost?
Choose the class, enter the total construction sum, and choose how far you want us with you. The calculator shows the from-price incl. VAT split across the phases — and what comes on top. It is the same calculation the proposal is built on.
An indicative from-price. The class is set in phase 0, and the proposal is what applies. Steps 1–3 are shares of the full fee by the weight of the phases. The sustainability supplements are set at K3. Specialists and owner-supplied services are not included — you agree and pay for those directly, and what they cost depends on the case. For the whole sum including construction, contingency and fees, use Project cost.
6 % on signing. After that you pay for each phase you have approved.
No other payment up front. Each instalment is triggered by your written approval at the gate, net 14 days. If you stop at a gate there is no invoice for the next phase — and no commitment beyond the phase you said yes to. The example is K3.
| Instalment | Triggered by | Share | At the K3 example, from |
|---|---|---|---|
| Start-up | The consultancy agreement is signed | 6 % | 14,190 |
| Phase 1 | Design brief approved | 17 % | 40,205 |
| Phase 2 | Outline proposal approved | 12 % | 28,380 |
| Phase 3 | Design proposal approved | 16 % | 37,840 |
| Phase 4 | Permit application filed | 21 % | 49,665 |
| Phase 5 | Tender material issued | 16 % | 37,840 |
| Phase 6 | Recommendation delivered | 12 % | 28,380 |
| In total | 100 % | 236,500 |
Variations and extra work are charged at DKK 750 per hour excl. VAT — DKK 937.50 incl. — and we say so before the hours are spent. Right of withdrawal: 14 days from the agreement under Danish consumer law.
This is where the surprises usually sit. So it is here.

Five steps tied to the construction sum — and to the thresholds that trigger requirements.
The O3 reference is a municipal day-care centre: conversion and extension, 850 m², construction sum DKK 16m, structural class 2 and fire class 2. 1,050 hours, DKK 750 per hour, a 5 % supplement for a fixed price. All amounts excl. VAT.
Below DKK 3m
Direct negotiation possible. Smaller conversions and extensions.
DKK 3–5m
Direct negotiation ruled out. Open competition.
DKK 5–20m
BIM requirements triggered for the state. The DKK 16m day-care centre.
DKK 20–40.3m
The BIM order in every segment.
Above DKK 40.3m
EU tender of the works. One case at a time.

No payment up front — the debtor is always solvent. Every instalment in arrears against an approved deliverable, net 30 days under section 3b of the Danish Interest Act, e-invoicing via NemHandel to an EAN number with a requisition number. A defective invoice delays payment; that is why the NemHandel set-up is checked on day 3.
D included · C low emission 75,500 · B sustainability class 154,500 · A certification 258,500 DKK. Chosen at milestone M1. Level C aims for the low emission class — 6.4 for institutions, 6.1 for offices.
The certified structural engineer and fire consultant, geotechnics and land surveying are contracted by you directly — so the partner fees are not added to our contract value under section 30 of the Danish Public Procurement Act. We specify what has to be bought, and when, and check that what you get fits the project.
Three limits that decide how you buy.
The assessment is the contracting authority's own. We deliver the basis in phase 0 — and say where we ourselves have an interest in the answer.
Part V of the Danish Public Procurement Act does not apply. Phase 0 and 1 in all four Digital Transformation packages, reviews and single tasks can be awarded on a requisition. Below DKK 100,000 not even the principle of sound financial management requires a competition — but a note on the assessment is cheap insurance.
A purchase on market terms under section 193 with documentation — typically a market survey with two or three offers. Advisory & Design at O1–O4 sits here.
DKK 1,044,400 for the state, DKK 1,611,360 for municipalities and regions in 2026–2027: an EU tender of the consultancy, 10–14 weeks in phase 0. O5 and the largest DT processes. Contract value is calculated over the whole term, including options.
Count back from occupation — and see which rules the construction sum triggers.
The project calendar shows when the consultant must be bought and when the project must go into the budget. The procurement & BIM check shows the tender form, the purchasing route and the nine BIM requirements — section by section.
When does the case have to go on the agenda? Backwards from occupation, into the budget year — with the amount available per year.
Procurement & BIM checkWhich rules does your building case trigger? Tender form, purchasing route for the consultant, BIM requirements, climate requirement and classes.
Three levels. All with a fixed price. All deducted in full if you continue.
A project that stalled, held up against the rules that apply today. The first two steps — enquiry and proposal — are free. The prices are incl. VAT; the delivery time is counted from the start.
Screening
Is there anything here at all — and what has changed since it was drawn?
- Legal basis and planning basis
- Rule comparison — what has arrived
- Carbon and energy: does it exist, does it hold
- One combined note of 6–8 pages
- No fire review, no register of findings
Project review
What holds, what has to be redone, and what it costs — with three routes onward.
- Everything in G1, plus fire and completeness
- Findings register — every finding with its consequence
- A report with three routes and a recommendation
- Handover meeting and a proposal for the way forward
With recalculation
As G2 — but carbon and the energy frame are calculated through instead of estimated.
- Everything in G2
- Carbon calculation on the actual constructions
- The energy frame calculated through as a check
- The calculations are reused if you carry on

Four packages. A fixed price for phases 0 and 1 — and the price of every phase before it begins.
Phase 0 is paid on signing and deducted in full from phase 1. Phase 1 is paid in advance with a 3 % discount; above DKK 179,000 it is split in two. Phases 2–4 are agreed once the strategy has shown what needs doing. The price follows the size of the unit: number of buildings, construction sum or building rights.
No advance payment. Every instalment is tied to a deliverable and invoiced in arrears, net 30 days, as an e-invoice to EAN. Phases 0 and 1 stay below DKK 500,000 in all packages, where part V of the Public Procurement Act does not apply; the roll-out is tendered where the threshold requires it.

The number of parties and phases. A specification for one building project with two consultants costs less than one that must bind five. You get the fixed price after an hour's clarification, where we look through the agreements.
The construction sum and the number of requirements. If the regulation applies — DKK 5m for the state, DKK 20m for municipal, regional and social housing projects — all nine requirements must be specified; below the threshold you choose for yourselves, and we say when it pays.
Does the regulation apply to your project? The nine requirements in a matrix — which apply, which agreement they must be in, and which should already have been agreed.
No standard agreement gives you operational data. The requirement must be in the agreement with the consultants — otherwise the data disappears at handover. That is why the specification comes before the contract, not after.
Nine tasks. One fixed price each. A one-page agreement.
One calculation, one note, one review — clearly delimited, fixed price incl. VAT, payment on delivery. If the single task leads to us taking on the whole project within a year, it is deducted in full from the fee for the phase it belongs to.
One piece of documentation or one independent assessment — fixed price excl. VAT, on requisition without a tender procedure, invoiced in arrears as an e-invoice.
| Single task | What you get | Price incl. VAT |
|---|---|---|
| Carbon calculation (LCA) for the permit application | Modules A1–A3, B4, B6 and C3–C4 against the limit value, report and spreadsheet | 8,500 |
| Energy frame calculation | A full calculation on the basis the municipality recognises | 4,900 |
| U-value documentation of one building element | DS 418 with layers, λ-values and linear thermal bridges, held up against the requirement | 2,200 |
| Review of a contractor's bid | A two-page note with reservations, omissions and the questions you should ask | 4,900 |
| Review of a consultancy proposal | Deliverables, scope, specialist consultants and terms of engagement — point by point | 4,900 |

| Application for an infiltration permit | Sizing, drawing and application to the municipality | 3,900 |
| Environmental screening and waste notification | Screening, notification and a brief for an asbestos survey — analyses separately | 4,900 |
| Permit application for a smaller case | Carport, outbuilding, minor extension or change of use via Byg og Miljø | from 9,900 |

Three proposals for three different services cannot be compared. Ask each of them these ten questions.
Including ours. The cheapest consultant is rarely the one with the lowest figure on page 1 — it is the one where no further figures arrive. Take the list to the meetings; the answers in the right-hand column are ours, so you can hold us to them.
For the market survey — including our own proposal. A service description under the Danish YBL 18 is only comparable if all three proposals have ticked the same services as included, not included and coordinated. The answers in the right-hand column are ours.
| Ask about | Why it matters | At SYNEGRO |
|---|---|---|
| Are the deliverables named? Not "consultancy" — a list. | A proposal without a list cannot be compared with anything. And it cannot be held to what was missing. | One report per phase with its related documents — each with a name and a purpose. The list is on Method, before you sign. |
| Is the price incl. VAT? | For consumers in Denmark it has to be. An "excl." on a private proposal is 25 % more than it says. | All prices for private clients incl. VAT — here, in the proposal and in the agreement. Specialists are a line of their own. |
| What is not included?Site management, supervision, structural, fire, energy, carbon. | This is where "on account" hides. Ask whether the energy frame and the carbon calculation are included — they are a requirement and cannot be opted out of. | Stated on page 1: site management, supervision and handover are not included. The structural engineer and the fire consultant are specialists you pay directly. The energy frame and the carbon calculation are included. |
| What do the owner-supplied services cost?Geotechnics, surveyor, energy label, fee. | The figure arrives anyway. If you hear it from the consultant first, he is honest. If you hear it in phase 1, you lose confidence there. | Which specialists your case requires — structural engineer, fire consultant, geotechnical engineer, surveyor, energy label and fee — said at the first meeting, so you can get the prices yourself. With no mark-up from us. |
| When can I stop? | Many agreements tie you to the whole process — or let you stop against paying for what has not been done. | At each of eight gates. No approval, no next phase, no invoice for one. |
| What are the terms of engagement? | ABR 18 is written for professionals. As a consumer you should have the consumer agreement — with 14 days' right of withdrawal. | The Danish industry consumer agreement GBF 19 and a withdrawal notice, sent with the proposal. |
| What is the payment plan? | Large payments up front move the risk to you. Look at what triggers each instalment. | 6 % on signing, then per approved phase, net 14 days. No other payment up front. |
| What do variations cost? The hourly rate — and what triggers it. | A fixed price with no hourly rate behind it is a price that can change without you being able to see why. | DKK 750 excl. VAT, 937.50 incl. We say so before the hours are spent — never afterwards. |
| Who stands behind the calculations? | The energy frame, carbon and structural design have to be documented to the municipality. If they are bought elsewhere, who answers? | We make and sign the energy frame and the carbon calculation ourselves. Structural and fire are certified specialists who sign their own — and we make sure it fits the project before the application is filed. |
| Is the consultant insured? | Professional indemnity insurance is what pays if something goes wrong. Ask to see the policy. | Yes. The policy is an appendix to the agreement. |
| Ask about | Why it matters | At SYNEGRO |
|---|---|---|
| Is the service description ticked?Included · not included · coordinated. | Three proposals under YBL 18 are only comparable if all of them have taken a position on the same services — including those coordinated as owner-supplied. | Appendix 1 to the agreement is a tick sheet with three answers. No empty fields. |
| Is the fee split across phases? | Without the phase split the fee cannot be entered into the budget year — and cannot be compared phase by phase. | 4 · 16 · 12 · 18 · 15 · 25 · 10 %, with hours per phase in the proposal. |
| What is not included? | Site management, supervision, the certified structural engineer and fire consultant — and who carries the coordination of the interfaces to them. | Site management is not included. Certified consultants are bought as owner-supplied services; the coordination is ours and is a line of its own. |
| How do owner-supplied services count against the threshold? | If partners are bought in the consultant's name, the amount is added to the consultant's contract value under section 30 — and can pull the purchase over the threshold. | Model B as standard: you contract yourselves. We say when Model A would change the purchasing route. |
| What triggers each instalment? | An instalment with no named deliverable behind it is a payment up front under another name. | Every instalment against an approved deliverable, in arrears, net 30 days. M1 and M2 each trigger an invoice. |
| Are the deviations from ABR 18 collected? | A deviation that is not clearly stated in the agreement does not apply. Scattered deviations are a dispute waiting to happen. | One appendix with every deviation. If it is empty at signature, ABR 18 applies in full. |
| How is the evaluation model described? | If it is described in full in the tender material in advance, it cannot be set aside by the complaints board or the courts. If it is not, it can. | Written out in full in step 5A — the heavy end of the phase, deliberately. |
| Impartiality and prior involvement? | A consultant who has written the tender material cannot bid on it — and has to declare impartiality once the bidders are known. | A declaration of impartiality three times: at agreement, at bid opening, at recommendation. We do not bid on what we write the requirements for. |
| What about access to documents? | The consultant's reports are covered from the moment they are received. Who decides what is exempt? | An appendix on access to documents: you notify, we point to exemptions within five working days, you decide. |
| Is the consultant insured? | Professional indemnity and general liability insurance — ABR 18 requires both. | Yes. Documentation on request, as section 8 prescribes. |
That is a single task: DKK 4,900 incl. VAT for a note that goes through the proposal point by point — and says what you should ask about before you sign. We never recommend ourselves in that note; it would make it worthless.
An independent review of a consultancy proposal is a single task at DKK 3,900 excl. VAT. We do not review proposals in projects we have bid on ourselves.
